Opening statement

If you own a furnished property and wish to rent it out, you must register your property with the local council, whether it is classified or not, using formcerfa n°14004*02for furnished properties or formCerfa n°13566*02for guest rooms. Anyone who fails to register their property with the local council when they are required to do so may be fined up to€450.

However, when the property is your primary residence, meaning that you occupy it for more than 8 months of the year, you do not have to declare it. You are therefore free to rent out your property for 1 to 2 months during the holidays, for example.

Classification and legal obligations

Furnished accommodations may also be subject to a star rating or certification. The rating is national and is provided byAtout France.
Bed and breakfasts are not subject to rating but must comply with several rules outlined inthe instruction of December 23, 2013.

Labels

Furnished apartments and guest rooms can benefit from a quality label awarded by organizations such asGîtes de FranceorClévacances. By joining the network, your accommodation will benefit from the recognition and visibility of a brand, as well as comprehensive and effective support including promotion and marketing.

Beyond certification networks, you can also qualify your organization through numerous other certifications, which you can discover in the "certification" section. 

Contractualization

In addition, furnished rentals must be covered by a written seasonal rental agreement, which specifies the asking price and contains a description of the premises. It should be noted that seasonal furnished rentals are furnished villas, apartments, or studios for the exclusive use of the tenant, offered for rent to passing customers who stay there on a daily, weekly, or monthly basis and who do not take up residence there. On the other hand, guest rooms are furnished rooms located in a private home, intended to accommodate tourists, for a fee, for one or more nights, with services included.

The label certifies the quality of a tourism service according to specific quality charters. It is therefore a guarantee of quality for customers, who can be sure that the service will comply with the commitments defined by the label. The promotional materials provided by the labels are important and can help to raise the profile of an establishment.

Depending on your business and the customer segments you wish to target, you can join one or more of the following labels:

Tourism Quality

The Qualité Tourisme™ brand is the only state label awarded to tourism professionals for the quality of their hospitality and services.

Tourism and Disability

Label guaranteeing accessibility and comfort for people with disabilities (visual, motor, hearing, and mental)

Gîtes de France

The locals welcome you into accommodation that is usually located in rural areas and equipped with all the necessary comforts and amenities. Accommodation is rated from 1 to 4 ears of corn.

Clévacances

This label corresponds to very strict quality criteria to meet your expectations (environment, layout, facilities, comfort, welcome, etc.). Accommodations are rated from 1 to 4 keys.

Farmhouse Accommodation

The service provider welcomes you to their farm, home, table, or inn. This label promotes close contact with nature, wildlife, and flora.

Welcome to the farm

Farmers welcome you. Discover life on the farm and agricultural practices.

Sunflowers

Submitted by the association "Les Maisons d'Amis en France," this label is awarded to approved members who accept the statutes and internal regulations and comply with the requirements of the quality charter based on three criteria: comfort, authenticity, and hospitality.

The Green Key

Accommodation that respects the environment and natural resources, meeting criteria relating to water, energy, waste, and cleaning products.

European Eco-Label

The accommodation must have implemented measures to limit energy and water consumption, reduce waste production, promote the use of renewable resources, and raise customer awareness.

Quality Campground

Campsites adhere to a charter of commitment and undergo regular inspections covering nearly 600 criteria. They are committed to offering a warm welcome, impeccable cleanliness, accurate and truthful information, well-maintained private pitches, and a valued and respected environment.

Bicycle welcome

National label identifying tourist accommodation facilities offering hospitality and services tailored to the needs of cycling tourists.

Smile of Lot-et-Garonne

Created by the Lot-et-Garonne Departmental Tourism Committee, the "Sourire du Lot-et-Garonne" label guarantees you awarm and friendly welcome. Hotels, restaurants, guesthouses, leisure sites, tourist offices... an establishment bearing the "Sourire du Lot-et-Garonne" label offers youguarantees: clear and accurate information, high-quality signage, welcoming reception areas, and staff who are available and attentive to your needs.

Financial assistance

Depending on your project, you may be eligible forpublic fundingfrom the European Union, the French government, the Aquitaine Regional Council, or the Lot-et-Garonne Departmental Council.

Grants are awarded based oneligibility criteriaand vary depending on thenature of the project. Financial assistance also differs depending on thestatusof the project leader: individual, farmer, public entity (municipality, local authority).
